As a mortgage lender, I have worked with hundreds of real estate agents throughout my career, and I've certainly come to know the things (both big & small) that separate the great agents from the rest. Julie T, is most certainly one of the greats. Of course due to her knowledge of Real Estate, and her mind for business, but more important, she cares about her clients. Every buyer and seller I've worked with when Julie was on the contract had nothing but rave reviews! Call her, you'll be glad you did.

We loved our experience with Julie! She helped us buy and sell in record time! We never felt stressed about any part of the process and she was so fun to work with! We would highly recommend her for all your realty needs!

Julie is fantastic!! I listed my property with her and she handled it like a real pro. Her listing strategy brought multiple offers the first weekend which culminated into a sale at nearly 8% above asking price. She is knowledgeable and professional, a great communicator which kept me informed every step of the way. Bottom line, she made my real estate sale my most pleasant to date.

Earlier this year, we bought the beach condo of our dreams. We never expected the experience to be so easy. My husband and I live in Northern California and faced an almost impossible mission: Buy a beach condo within 4 days during a short visit to San Diego. Our secret weapon turned out to be Realtor Julie Thomas. Julie made what could have been a trying experience into a whirlwind of fun. Before we flew into SD, Julie had previewed and set up appointments to see condos from OB to North County. We would start at 9 a.m. each day and go all day, visiting the places Julie had researched. Her optimism, professionalism, and humor kept us going when our energy flagged, though hers never did. With Julie’s invaluable guidance, we found our perfect condo. On Julie’s recommendation, the wonderful Matt Dennison helped secure our loan. Now we own a beautiful place in Pacific Beach. The condo is a successful vacation rental, at least for a few years more, when we retire beachside. Thank you, Julie. You’re one in a million!

Julie Thomas changed our paradigm of Realtors and real estate transactions; she is a credit to herprofession. Julie helped us downsize in a dynamic real estate market, including two transactions where we bought a new (to us) house, and subsequently sold our old house. Julie’s guidance and advice, insight, and keen understanding of the San Diego County real estate market were vital to the realization of our goals. Julie’s attention to detail and follow-through were impeccable. Additionally, Julie provided outstanding contracting referrals for upgrades to our new house and key improvements to our old house, maximizing value and marketability, and directly and very favorably influencing sales price and market time. Julie was with us every step of the way; she facilitated and eased every facet of our complex transactions. Julie has our complete confidence and strongest possible recommendation. Julie is the realtor to whom we refer our children, friends, and family.

Julie T. is an amazing resource and one of the nicest people to work with. She has answers to all your questions about real estate!

Julie went beyond our expectations in representing us to sell our home and buy another. She staged our home, arranged top quality photos, and listed our home which brought multiple bids and a sale that was $35,000 beyond my goal. Julie was a master negotiator in our sale and purchase. There is no other agent I would want to represent us. Top notch. Extremely resourceful. Experienced. Helpful and friendly.

My husband and I purchased a home within the last year and Julie was great! She was very responsive to phone calls, emails, and was flexible with scheduling weekend and late evening showings. We especially liked how attentive she was in her recommendations in trying to find us a home that would fit both our needs and the needs of my husband’s elderly parent who would also be living with us. If the home didn’t quite fit our needs, Julie was really good with showing us homes with options for renovation and even enlisted a contractor's help who was able to help us estimate remodeling costs and even gave us recommendations to different tradespeople who could do the work within our budget. Both their expertise was monumental in helping us choose the right house and negotiating the right price. Julie and her team helped to answer all of our questions without ever feeling like we were taking up too much of their time. Julie also helped us find the perfect lender and in the end we were able to purchase our forever home. Thanks Julie!

The home-buying process is not for the faint of heart! Julie is an excellent guide from beginning to end - thorough, reliable, very knowledgeable and trustworthy. I love my new home, and she continues to have my confidence.

Julie was AMAZING! She was referred to me by a good friend and boy did she deliver! I wanted to sell quickly (before the summer heat set in) but also wanted to get back all of the money I put into a massive remodel. She listed my house March 15th, had two offers by the end of March, and closed with the "highest and best offer" April 21st - WELL ABOVE my asking price. Julie is young, pretty, happy, very smart and extremely driven. She is an expert in "value engineering" or spending a little money on the "right things" to make your home irresistible and get the best possible price. Before I hired Julie, I was tired - tired of spending money and time. I didn't want to spend any more of either. But Julie convinced me to improve just a few things, and it made all the difference! (I had interviewed several realtors before hiring Julie, and the rest told me it might take months to sell my home - she did it in just over 30 days.) She referred great licensed professionals that built beautiful new stairs down to my pool (in under a week), installed trim throughout, landscaped all around the house, flattened my brick patio, and replaced rotten fencing. She provided professional photography - the drone photos were a hit for my property due to the featues of its location (4.5 acre hillside, pool sunk into boulders, and great neighborhood). With the land and location it was an amazing benefit to the potential buyers. My friends, coworkers, and family were all VERY impressed (yes, I showed them all!) Julie is incredibly responsive (she always answers her phone, texts and emails immediately.) She truly understands the market, how to attract buyers, how to make your home sale ready, and how to remove the stress of selling your home! She stood by me and talked me through every step of the way. I will absolutely use her again next time I buy or sell any property (I have already recommended her to friends.) Hire Julie! I promise you won't be disappointed!

My husband and I worked with Julie to buy our first home together. She is fantastic! We really appreciated her attentiveness and responsiveness (nights/weekends) and honest evaluation of potential homes for us, including drawing on her husband's contractor background to help when we were up against a deadline. Her tenacious negotiation skills came in handy when we finally found the perfect home but weren't sure we could afford it -- but turns out we could. She's really become a friend throughout this process. Thank you, Julie!

My wife and I recently found our first home and couldn't have done it without Julie! Julie’s extensive knowledge of the greater San Diego area and personal understanding of home remodeling, gave us a sense of comfort as we walked through a wide range of homes. Julie also introduced us to a lender who was able to offer us a mortgage rate .1255 below what the major banks were offering! Moreover, once we found the one, Julie worked with us to find skilled and reliable contractors who have done an amazing job truly making the place feel like home. We are truly grateful for the patience Julie showed us while we navigated the real-estate market. If you are looking for knowledgably, caring, and reliable friend to assist you in finding your next home, please look no further!
